We are selling quite a bit less real estate now vs. 10 years ago. August 2026 there were 193 total sales, in August 2016 there were 273 sales - that’s an almost 30% decrease and it’s consistent for all months. Here is a chart for total sales in Arlington over the last 10 years:
Why the slow down? There are probably many factors - higher interest rates, many people aren’t moving, because they are sitting on their low interest rates and downsizing doesn’t make sense, younger people aren’t buy and are renting instead.
The most affected market is 1BD condos - we currently have 3.5 months of inventory of them (2 months is normal in my opinion), so if you have a 1BD condo - you might see price decreases. The Phoenix condo in the hear of Clarendon has 6 1BD listings in the building. I wouldn’t want to be one of those sellers… We haven’t seen this much supply since COVID when everyone wanted to escape into more open spaces. Sluggish condo sales are definitely tied to the increased interest rates.
What part of the market is doing really well? Single family homes in the price range of 1 - 2.5 million. This market segment has under 2 months of inventory and is thriving, there aren’t enough homes available!
So how is the market? It really depends on which segment you are asking about. I would say in general the market is pretty good. DC condo market is doing waaaay worse. If you would like to know more about the market in your neighborhood - please let me know!
